York Mills Full Home Renovation
A 3,000 sqft, 4-bedroom full home renovation in York Mills, North York. The client wanted to modernize the kitchen and bathrooms. Delivering that to a current standard in a home of this scale meant taking the work deeper: structural changes to open the layout, basement underpinning, and a full exterior refresh. Homewrap completed the renovation in four months, design and construction in-house.

The brief was direct: modernize the kitchen and the bathrooms. Delivering that to a current open-plan standard in this 3,000 sqft home meant going beyond surface finishes. Homewrap rebuilt the kitchen and bathrooms, opened up the main floor with structural work, underpinned the basement to bring the lower level up to spec, and finished the home with new exterior siding and windows to match the updated interior. The whole scope was delivered as a single four-month full home renovation, design and construction in-house.
The home was unoccupied throughout the build, which let the team move continuously across all floors without staging around a live household. Architectural drawings for the permit set were produced by the same in-house design team running the build, and all four major permit streams (building, plumbing, electrical, and HVAC) were pulled and managed in-house.
