Cosmetic refreshes (paint, flooring, fixtures, and surface-level updates) generally run $100 to $150 per square foot. Mid-range renovations that include kitchen and bathroom rebuilds, updated mechanical systems, and some structural work typically fall between $150 and $300 per square foot. High-end or comprehensive full-home renovations with premium finishes and extensive structural work can exceed $300 to $400+ per square foot.

For a 2,000 square foot home, that means anywhere from $200,000 for a cosmetic update to $800,000 or more for a comprehensive high-end transformation.

These ranges include construction and materials but typically exclude HST, design fees, and permit costs. We recommend budgeting a 10 to 15% contingency, especially for older homes where hidden conditions are more common.
